Hi, everyone. Thanks so much for joining us today for a live demo of Alto prospecting powered by Spryst. I'm Lisa Williams, software solutions manager here at Alto, and I'll be your host for the session. We know that prospecting can be one of the most time consuming and often costly parts of winning instructions. That's why we've teamed up with Thrift to create a smarter, more efficient way to generate leads without the usual heavy lifting. And today, we're gonna show you exactly how that works. I'm really pleased to be joined by Dan Furoco, commercial director at Spriff, to walk us through what this powerful solution looks like in action. Welcome, Dan. Hi, everyone. Great to be here. I'm excited to show you how Alto Prospecting brings together the power of Alto CRM and the power of Spiff's whole of market data aligned with 300 plus data points that have all been verified. What does that mean for an estate agent? Well, more valuations without increasing your marketing budget, less admin, less wastage, smarter targeting, and ultimately, higher conversion rates on your prospecting efforts. Let's dive in and show you how it all comes together. Great. Sounds good. Let's kick things off with on market targeting. This feature helps you identify properties that are currently on the market but struggling to sell so you can offer your services where they're needed most. Over to Dan. Here is your on market prospecting dashboard within Alto Prospecting. The first thing that you're gonna see on the left hand side here is the total number of targets that you have available in your postcodes that your branch operates. This can range from properties added to the market, reduced, withdrawn from the market in the last two years that haven't been relisted with another agent, properties that have got fallen fallen through sales. So they have been previously sold subject to contracts on one of the portals and are now recently back available for sale. Anything that's one, two, to sixteen plus weeks of marketing activity provided with all of the fully matched addresses, property types, number of bedrooms, price ranges, the initial listing date, days on the market, the agent who listed them, and whether you've mailed to them previously. You may be able to see in this row that you have a red button here. This denotes that you know 6 Queensmere Road already within your Alto CRM. Therefore, rather than sending a direct mail like you may do with an existing provider to all of the properties that are within these triggers, can deselect the ones that you already know within your CRM, and rather than send direct mail, you can pick up the phone or send them an email, a much more personal service. If you have a a do not mail facility or if somebody has said that they do not wish to receive mail from you, in the past, we can remove this, from the list by selecting the do not mail, and this will not show ever again in your on market prospecting tab. If you're an agent that specifically targets certain property types, we've included certain different filters at the top here. For example, if you're an agent who only tends to deal in detached properties in excess of £1,000,000, you may wish to select these filters. And what will happen is all of the on market listings will now change to only show you properties that meet this criteria. So you're not gonna be sending direct mail to the properties that you don't wish to be marketing to. By contrast, you can deselect everything, and everything that is available in your chosen area will be here. If you like to target specific agents, of which a lot of agents would like to do, you can select the agents that you're most interested in. If you have a competitor that you do really well against or a competitor that you know, that you're able to target their stock because of contract lengths, etcetera, etcetera, you might wish to select the agents that you that you go after here. You can also select the date ranges for the last changes. So if you want properties within this month only that have had a status change, the previous month that have had a status change, or a custom date, range, you can select that in here. Click apply, and they'll that will apply to all future searches. If you're an agent that likes a more bespoke touch, you like to do handwritten letters, or you like to go and pop a compliment slip through the door, or you wanna do something really bespoke for the prospects in your area, What we can do now is select export to CSV. We can then print that data off, and that is then available for you to use within, any way you see fit. If and when we've selected the targets that we're ready to go after in a day, we're gonna hit select all. We're then gonna remove the ones that we already know because, of course, we don't wanna be writing to them. So I'm gonna remove these two here already. We can now add that to the basket. Now once we add that to the basket, it will then create a mail drop inside your basket where you can then go and approve the templates and then hit send, and they will go out assuming that you have the prerequisite amount of tokens in your account. Last thing to mention within here is, as you can see, all of your postcodes from this drop down will appear. A lot of service providers will provide you with a subscription that is based on, the postcode sectors, so a B100, a B101. Within auto prospecting, we provide you with the whole districts, and up to 10 will be available within your license. That's great. Thanks for that, Dan. Next up, let's look at how you can turn your recent wins into future instructions. So success amplification within auto prospecting, you can run campaigns that showcase your latest sales and boost your brand visibility. Do you wanna talk us through that, Dan? Of course. So one of the things that we all strive to do as agents is broadcast our recent successes or advertise new properties that we've been, that we're bringing to the market. Now in this instance, ordinarily, an estate agent will have to go manually create a template, have them hand delivered or put through, put through the franking machine, a great expense and time, via the office. As part of the integration, what we will do is we will bring your stock and the recent successes into auto prospecting so that you can either manually or automatically, broadcast and amplify your successes. So if we wanna look at sold subjects contract listings, I can see that in the in the manual version, of recent successes, we have Ford Danvers Croft in Tring, HP 23. We've brought in the image that you've used to market the property. We've brought in the property type, the number of bedrooms, the listing price, the listing date, and whether you've preset previously sent the mailer. It has a pre default setting for 02/1950 mailers. But what we can do rather than just sending it to the nearest 250 properties, we can filter these addresses. So we already know from the listing here that this is a four bedroom detached 800,000. What I'm now going to do is say, okay. I want to go to the nearest 100 property that are four bedroom detaches in between seven and nine hundred thousand. I'm now gonna untick constraints of branch postcodes, filter this additionally to make sure that the people that we're writing to have either withdrawn with no sale or they're off the market. They're owner occupied, and then we're gonna apply the filters. What this will now show me is the 100 nearest properties that meet the criteria of this, of the target address for Downers Croft. For me to then be able to ensure that the people who live in the properties we're writing to actually own property rather than going to a tenant or a social housing property, and then the same type of property to the one that we've just sold, maximizing the amplification of your success. Once I'm happy with this delta, I can also untick the ones that I already know should they appear in here, put these to the basket, and, again, you'll be able to go to the basket, hit approve and send them templates, and that will go out to the 98 properties now, that meet that criteria. Once I've done that, I can remove this property from the basket, and we can go on to do new to markets, added that are older older than thirty days. If we want to give something a refresh, we can again go for completions. So you get one bite of the cherry when you're at sole subject contract, another one on completions. If you have a sale that's withdrawn, a a lot of the questions that we'll be asked is, why would we write, to properties that we've withdrawn from the market? Well, everything that could possibly happen in a transaction does happen on an annual basis. Imagine if a, a seller has a sudden change of plans, they wish to stay in the area, maybe they have a life event that means that they're no longer considering a move. What we can now do is amplify the interest that we've had in that property should anything bad happen to say, we're looking for another similar property. And you follow the same process by filtering the addresses and making sure that we're targeting the right properties. The message on that would be something along the lines of, we have a a preceding sale on this property, but the seller decided to change their mind. If you're considering a sale, we still have the active buyer. Now if all of that seems like it's a bit too much and a bit too much admin, we can fully automate this process. So for new to market, sole subjects contract completed or withdrawn, what we're able to do in the in the, instance of a sole subjects contract is say, okay. Well, we might want to do this for semi detached and detached units in our area. Now if I have a semi detached property, I might wanna write to semi detached only, but I might also wish to send it to every freehold property nearby. In this instance, I'm gonna say, okay. Well, every single time that we agree a sale on a semi detached unit, I want the exact number of bedrooms to be the same, minus one bedroom, plus one bedroom, select my template, select the number of mailers that I wish to send out each time, whether that's 10, whether that's 50, whether that's 5,000. Most agents will use what's called twenty twenty. I would always use twenty five twenty five, just to try and be a bit different than my competition. But you can see here, we now every single time we change your property to SSTC and Alto, Alto Prospecting will pull it in and automatically send your sold in your street for the the semi detached properties that you sell. The same principle is there for detached. However, you might wanna broadcast that a semi detached if you're in detached and any, any bedroom numbers. Again, we can then select the number of mailers we wish to send every single time to 50. Exclude the target address by either property that we've just sold. If you wanna add a seat address to make sure they're going out, if you add a seed address to the campaign, every single time a sold in your street goes out, you will get one delivered to the office as well. We also might wanna exclude our own stock, I. E. The properties that we're advertising. We might not want to send a sold in your street to a property that's been in the market for a little bit longer than perhaps we would have liked. So exclude our own stock, and then don't constrain to your branch postcodes. That way, once I hit save changes, your, recent success automation will start from the next working day. Great. And finally, let's talk about area domination, Dan. This is all about proactive marketing, helping you identify and target potential leads within your chosen territory. Do you want to walk us through that? With regards to area domination, this is the key part of which auto prospecting users will see the maximum ROI, and the maximum change to the services that they can offer to their prospective vendors and buyers. If you have a customer who's looking to purchase a property like 147 Boundary Road in Woking, which might be a property that you're listing, I can now select and find all of the similar properties in and around any given search area, whether you wish to draw and save your own custom search area or select a radius search. If we select a radius search for this property, what I can now do is find all of the other properties that are similar to this one, the terrace two or three bedrooms between the estimated budget of the that the buyer is looking at, which would be somewhere in the region of 4 to £500,000 in that part of the country. This will show me all of the properties that exist within that circle that meet that very basic criteria, 4 to £500,000 within the distance that the buyer or prospective vendor is looking. Now if I wish to select additional filters, I can scroll down, ensure all of the, properties are owner occupied. If the client has seen everything that's currently on the market, we would select an off market, withdrawn no sale. We would then select the average length of residency for your area, minus two plus one. And that's critical because in every single area, you'll have people who are considering a move for up to two years before they actually list their property. And we wanna capture the people that are lagging a little bit behind in their length of residency. Having worked and, been in, the area of Woking myself, I know that the average length of residency is about seven and a half years. So following this principle, I'm gonna select seven years minus two, taking us down to five years of residency plus one. What this isn't is not an exact science. This helps us to find those families or those people who are looking to move before, they even indicate that they're considering selling. Now when I hit search, this will show me the people in that circle who meet that exact very specific criteria. Now you can see the list of properties here that appears. As you can see, I don't know any of these properties already in auto because there's no red flag next to the property. Now what I'm able to do is then select the template, and what we'll cover in another video is the, template creation. But we would select the template. We have an eager buyer for your property. Add it to the basket. It will then appear in your basket for you to review and edit the template as you see fit. So then market to those five properties that are the exact property that your client is looking to buy. Another use case would be to use this on a valuation. So if if we have a client and we're going to value, 17 Dover Park Drive in London. I'm now going to open up this search area. And if the client wishes to stay local, they might wish to be drawing a search, which we can do now. They might like to live within this small part of London. Now what I can do is draw that client's exact search. So that client will only put their property on the market if they find a six plus bedroom detached house in that area between 3,000,000 and 5,000,000. Now they may have even further, they have might have very, very niche criteria if they're looking within that budget. Now when I hit refine, I can go up. I can select the plot size. I can go into the the floor area of the property. I can select whether the property is on the market, has ever been on the market, is currently available, available multi, owner occupied within specific sectors or specific postcodes. For the purposes of this, I wanna go off market and owner occupied. There are only three properties that meet that criteria in that entire circle. Now when I view them, I now will be able to see there whether I know them already in Alto, which I don't in this instance. And I can see the estimated price that's bought in for those properties because they're not currently advertised. Again, I can use this on evaluation to explain the scarcity of what the client is looking for. So the client may be looking for something that even exists, and they are an abundant type of property, but they might not exist at all. That can then dictate how you choose to discuss marketing of the client's property on the valuation. Because if there are only three properties that that client is interested in buying that exist, that meet the criteria that they're looking for, we might accelerate the conversation around putting their property on the market backed by data rather than just because it's the right thing to do and you won't secure anything unless you're on the market yourself, and actually show them and signify that we're not just trying to get their property on the market. We're being honest and truthful in our approach to trying to help them find their next property, which in turn will more than likely increase your chances of gaining that instruction. In addition to trying to gain an additional instruction, in this example, between 3 and £5,000,000 in an SW15 postcode. Now if you were to send three pieces of direct mail out and get one valuation from that, in this instance, that's year changing for most branches. And that is your guide very briefly to area domination using auto prospecting area search. So to sum up, auto prospecting gives you targeted data backed tools to win more business, spend less time on admin, spend less money on wasted mailers, and making every marketing pound work harder.
